272+/- acres of rolling mixed use recreational land located approximately 3 miles northwest of Cedar Vale, KS. The varying terrain and topography provides an ideal location for multiple recreational opportunities, including whitetail deer hunting.

From thick bedding areas to known travel corridors, the property offers multiple stand/blind locations for both the bowhunter and the rifle/muzzleloader hunter. A small creek runs throughout the south side of the property and the multiple deer trails and crossings make it apparent that this is a favored travel route. The thick timber and elevation changes along this creek offers multiple pinch points and stand locations. There are also multiple drainages that run off the large hill on the north side of the property, that will provide multiple stand locations for any wind direction. For the rifle/muzzleloader hunter, there are multiple elevated points that overlook different areas of the property including sections of overgrown broken pasture that are ideal blind locations. There is also a very thick section of timber on the north side of the property. This timber which includes some mature hardwoods, again offers ideal stand locations as well as bedding cover.

The property has recently undergone multiple improvements, including the clearing and installation of approximately 8 acres of food plots. Located in the heart of the property and out of view from the road, the addition of food to the property has only multiplied the wildlife encounters. A newly placed Redneck tower blind that will stay with the property allows a firearm hunter to cover almost all 8 acres of food, while also allowing an opportunity for the archer. The property also comes equipped with a 1000# feeder as well as an additional 350# feeder in an area on the north side of the property that has also been recently cleared. One thing that has become apparently clear, is that this property has a high deer density that you have to see to believe, and that it can grow and hold mature whitetail deer.

In addition to whitetail deer, the property will also offer some other recreational opportunities through small game, upland game, and predator hunting. There are also a couple of ponds which provide a year round water source, along with some freshwater fishing opportunities. The property could also provide an excellent area for ATV trail riding.

The property also comes equipped with a 20×10 cabin. Just recently installed and equipped with 110 electricity, the one room cabin offers the basic necessities required in a recreational camp house. A simple place to eat and sleep, but offering a great view over the property and the surrounding area.

The property does provide an opportunity for some return on investment through the large pasture areas and cattle grazing rights. The perimeter fencing is in fair condition, with one area needing replaced. All water rights, mineral rights, oil and natural gas rights will transfer.
